Traditionally,  in  the  past,  when  homeowners  listed  their  property  with  a  Realtor  they  normally  surrendered  their  rights  to  find  their  own  independent,  qualified  buyer,  not  already  working  with  any  Realtor,  as  well  as,  their  ability  to  pay  a  reduced  commission  charge  should  they  be  fortunate  enough  to  find  one  for  their  home.

Many  Realtors  today  usually  charge  a  fixed  rate  commission  fee . . . Regardless  of  who  first  finds  the  interested,  qualified  buyer.

I  am  aware  that,  some  Realtors  are  now  offering  somewhat  of  a  reduced  commission  fee,  should  they  find  an  independent,  qualified  buyer  on  their  own.      Should  you  know  of  such  a  Realtor  then,  I  ask  you  to  compare  my  original  "ALL-SAVE  &  SAFE"  Marketing  Concept  to  whatever  they  are  offering  and  if  you  can  find  any  other  Realtor,  in  the  State  of  Colorado,  that  is  offering  ALL  that  I  do,  and  charges  any  LESS  than  I  do . . . Then,  I  will  sell  your  home  absolutely  "F R E E"  of  my  commission  fee!

#1:   If  you  can  find  your  own  independent,  qualified  buyer,  not  already
          working  with  another  Realtor . . . Your  reduced  commission  fee  will  be
          only:  2%  of  the  sale's  price,  at  the  closing!

#2:   If  I,  as  your  listing  Realtor,  find  my  own  independent,  qualified
          buyer . . . Then,  your  reduced  commission  fee  will  be  just:  4%  of  the
          sale's  price,  at  the  closing!

#3:   Should  another  Realtor  happen  to  have  a  qualified  buyer . . . Then,
          the  most  your  commission  fee  would  be . . . Is  a  mere:  6%  of  the
          sale's  price,  at  the  closing!

#4:   During  your  listing  period  with  me . . . For  your  own  peace  of  mind
           and  protection . . . I  will  protect  your  home  with  my  own  exclusive
           "wireless"  Home-Security  &  Monitoring-System . . . At  ALL  of  the
           "Open-House"  gatherings  that  I  personally  conduct!

#5:   If  your  home  does  not  sell  within  60-Days  of  listing  with  me . . .
           I  will  return  to  you  $500. - Cash-Back,  after  a  successful  closing!

#6:   Should  your  home  not  sell  within  90-Days  of  listing  with  me . . . I  will
          have  your  home,  both  inside  and  outside,  as  well  as,  your  immediate
          neighborhood,  "professionally"  videotaped  so  that,  I  may  directly
          market  it  to  "out-of-state"  buyers  that  may  be  considering  moving
          into  your  area!

#7:   As  your  Transaction-Broker,  I  will  free  you  from  any  and  all  acts  of
          vicarious  liability!

#8:   Please  remember  that . . . If  you  can  find  any  other  Realtor,  in  the
          State  of  Colorado,  that  is  willing  to  offer  ALL  that  I  do,  and  is
          willing  to  charge  LESS  than  I  do . . . Then,  I  will  be  willing  to  sell
          your  home  absolutely  "F R E E"  of  my  commission  fee!
