All to often, some homeowners decide that they want to try and save themselves some money, or so they think . . . So, they decide to become "For Sale By Owner" sellers.
When they do that, what actually happens is, they cut themselves off from the best source of being able to sell their homes fast, for the highest possible and fairest price, as well as, take on unnecessary responsibility and additional liability!
Real Estate Laws and contracts have again recently changed in the State of Colorado, and with more and more buyers now deciding to have their own representation and retaining a "Buyer's Agent" a seller without a Realtor could be at a much greater disadvantage than ever before!
I can sincerely understand a homeowner not wanting to pay a high commission fee to a Realtor. I will protect you from any vicarious liability.
When you find your own potential, independent buyer, I will qualify that buyer's ability to purchase your home, before you go under contract and take your home off the market.
If you would prefer, I will negotiate the contract for you.
When ready for closing, I will accompany both you and the buyer to the closing and assist with it.
Upon your successful closing, I will collect a reduced commission fee of only: 1.5% of the sale's price.
PROGRAM #2:
You are not required to list with me, simply retain me as your Transaction-Broker. Upon retaining me, I will offer "All Of The Above Listed Services" . . . PLUS . . . #1: I will personally, actively seek to find my own independent, qualified buyer for you . . . #2: I will conduct "Open-House" for you when you are unable to, such as, during the work-week, or any weekends that you may be unavailable to do so yourself . . . And #3: During the "Open House" that I conduct I will protect you home and property with my own "wireless" Home-Security & Monitoring-System, without any additional charges or fees!
Upon your successful closing, I will collect a reduced commission fee of just: 2.5% of the sale's price.
